Terms & Booking Conditions

1. Who you are booking with

These terms apply to stays at Villa Mané in Baden, France. Stays at Sa Blava in Spain follow the separate Booking Conditions for Sa Blava, under Spanish law. Villa Mané is rented by its owner, Rare Retreat Villas [legal form and registered name, e.g. SARL / sole trader] (“the owner”, “we”). A booking made on rareretreatvillas.com is a contract directly between you and the owner. Bookings are managed with Smoobu and payments are processed securely by Stripe.

2. The villa

Villa Mané in Baden (Morbihan, France) has 4 bedrooms and 4 bathrooms and sleeps a maximum of 6 guests: 4 adults and 2 children.

The number of guests may not exceed the number given at booking without the owner's written agreement.

Descriptions and photos are given in good faith. Small differences from what is shown are not grounds for a refund.

3. Booking and payment

Full payment is always made in advance. Your dates are only blocked in the calendar once full payment is received; until then, availability is not guaranteed.

Prices are in euros. Tourist tax: [included in the price / charged separately at the commune's rate]. You receive a confirmation by email once payment is complete.

4. Security deposit

A security deposit of [€ amount] is required. It is returned within [number] days after departure, less any amount needed to cover damage, breakage, missing items or exceptional cleaning.

Check-out is by 10:00 unless agreed otherwise. Any departure after the cleaning team has arrived leads to €50 being kept from the deposit.

5. Cancellation

• Cancelled more than 30 days before arrival: full refund.
• Cancelled 30 days or less before arrival: no refund.

We recommend taking out travel insurance that covers cancellation.

If the owner has to cancel your stay, you receive a full refund of all amounts paid.

Under French consumer law (Article L221-28 of the Code de la consommation), the 14-day right of withdrawal does not apply to accommodation booked for specific dates.

6. Arrival and departure

Check-in is from [time]. The keys are handed over by the host. Check-out is by 10:00.

7. House rules

• No smoking inside the villa. Please step outside and close the door behind you.
• No parties, and no noise after 22:00.
• Leave the villa in a reasonable state: wash and put away the dishes, and empty the fridge and freezer before you leave.
• Take the rubbish out on departure (see the welcome book at the villa for where).
• Nothing may be damaged, broken or taken.

8. Pool and jacuzzi

The heated pool and the private jacuzzi are available from April to October. They are not supervised. Children must be watched by an adult at all times near the water. Guests use the pool and jacuzzi at their own risk and must follow the safety instructions at the villa.

9. Damage and liability

You are responsible for any damage caused during your stay by you or your group. We recommend holiday liability insurance (often included in home insurance).

The owner is not liable for the loss or theft of guests' personal belongings, except where the law requires otherwise.

10. Long stays

Stays of 28 nights or more are welcome. Specific terms may be agreed in writing.

11. Problems and disputes

If something is wrong during your stay, tell us as soon as possible at vincent@hk97vince.com so we can fix it.

These terms are governed by French law. If a dispute cannot be settled with us directly, you may contact a consumer mediator free of charge: [Name and website of the consumer mediator].
